In house, and staying there. Irrigation goes in as part of our own build, so the schedule is ours to keep.
Irrigation in Vernon has to work hard. Summers are hot and dry, outdoor watering is regulated through the season, and a new landscape on a sunny slope loses water fast. A system designed properly puts the right amount of water in the right place at the right time. One that is not wastes water, drowns some plants and starves others.
We install irrigation ourselves as part of our landscape builds. We used to rely on outside irrigation companies, and too often the job waited on their schedule. Bringing it in house means the sleeves go under the hardscape when the hardscape is built, the lines go in before the planting, and the system is running when the job is handed over.
Every system is designed for the property: zones matched to sun, slope and plant type, with smart or analogue controls.
Installed as part of our landscape construction builds, with sleeves laid under the custom hardscapes before the surface goes down.
Zones laid out by exposure, slope and plant type, so lawn, beds and trees each get what they need.
Drip lines for beds, trees and planters, and spray or rotor heads for lawn, matched to the area they cover.
Controllers with weather based scheduling and app control, or a simple analogue timer if that suits you better.
Pipe sleeves laid under patios, walkways and driveways during the build, so lines never have to cut through finished work.

Water supply, pressure, sun exposure, slope and planting mapped into zones.
Sleeves set under the hardscape during the build, and lines trenched in before the planting and turf.
Every zone tested and adjusted, the controller programmed for the season, and you shown how it works.
Adjusts watering to the weather and can be run from your phone. The simplest way to stay efficient through a changing season.
A reliable timer with set schedules for each zone. Simple, proven and nothing to connect.
Drip irrigation for beds, planters and trees, with minimal spray. Water goes to the roots, not the air.
We do not publish prices, because no two properties are the same. These are the things that decide the scope, and we walk you through each one on the site visit.
More area and more plant types mean more zones and more valves.
Spray zones for lawn and drip zones for beds use different parts and layouts.
Sloped ground needs zoning and head choices that stop water running straight off.
Smart controllers cost more than analogue ones, and often save water over the season.
Irrigation installed during the build, before hardscape and planting, is simpler than retrofitting it into a finished yard.
Vernon summers are hot and dry, and outdoor watering is regulated through the season. A properly zoned system with a controller that follows the watering schedule keeps a new landscape alive without wasting water, especially on the sloped, sunny lots above the lakes where water runs off fast.
In Kelowna we install irrigation as part of the landscapes we build for new homes and major renovations. Hillside properties there need the same attention to slope and exposure, with drip on the beds and efficient heads on any natural lawn.
Armstrong’s larger yards mean longer runs and more zones. Designing for the available water pressure and flow matters more on a big property, and a smart controller makes a large system far easier to manage.
We also build across the wider North Okanagan. If your property is outside these three, call and ask.
Yes. In the Okanagan, irrigation lines have to be blown out before the ground freezes, or water left in the pipes can freeze and crack them.
Yes. Smart controllers can be set to water only on permitted days and times, and adjust for rain and temperature on top of that.
Because the sleeves under patios and walkways, and the lines under turf and beds, go in far more cleanly before those surfaces exist. Retrofitting means cutting into finished work.
For beds, trees and planters, yes. Drip puts water at the roots with very little lost to wind or evaporation, which matters in a dry Okanagan summer.
Our irrigation goes in as part of our own landscape builds. That is the reason we brought it in house, so the whole job runs on one schedule.
Call and tell us about the property. The irrigation gets planned with everything else.
